Frequently Asked Questions
  • What are your current rental rates?  Our office rents range from $14 to $18 per square foot per year.  Storefront rents are similar.  Apartments range from $550 - $700/month.
  • What is included in the rent?  Office rents include janitor service and heat as well as building operations and maintenance.  Storefront and apartment rents include heat and water.
  • What about Common Area Maintenance (CAM) costs?  Office tenants do not pay CAM seperately - this is included in the rent.
  • What expenses do tenants pay in addition to the rent?  Office tenants pay for their own electricity, telephone and internet.  Storefront tenants may pay additional expenses as well.  
  • What are your lease terms?  Two years is the typical lease term, although we currently have leases ranging from month-to-month to five years.
  • Is management on site?  Yes:  Joseph's studio is on the ground floor and Peter's office is Suite 215.
  • Is there a conference room available in the building?  There is not a conference room for tenant use at this time but there is a coffeehouse in the building where many tenants meet.   
  • Is there a freight elevator?  No, there is only a passenger elevator.
  • Is the building secure?  YesThe building entrance on Raymond has a card access system.  The door is unlocked during business hours and locked the rest of the time.  There is also a burglar alarm active every night.
  • Will I have access to my office 24 hours a day?  No, your access card will allow you into the building most of the day but not at night when the alarm is on.  Storefronts have their own separate entrances and security systems.  
  • What about parking?  We do not have any private parking.  There is, however, plenty of street parking available.  On Raymond, the parking is metered for client turnover and a block to the north the parking is free. There are also a couple of neighboring lots with spaces available to lease. 
  • Is public transit nearby?  The Green Line train station is less than a block away, and the bus stops right across the street.
  • Do you have any other properties?  Yes we do have additional residential and retail property in the Minneapolis Uptown neighborhood.
